Buyer’s Inspections

Buying a home is one of the biggest investments you will ever make. Before you buy, you should have a comprehensive home inspection to avoid potentially costly repairs that would otherwise go undetected until they become an even bigger problem. This is one of the most important steps to protecting your investment.

Seller’s Inspections

This inspection is commonly called a “Pre-Listing Inspection” which allows you the seller to have a baseline report of what issues the home may have prior to listing the home for sale. Giving you the opportunity to possibly repair any issues or properly price the home based on its current condition. Please understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection completed.

1 Year Warranty Inspections

Often referred to as an “II-Month Warranty Inspection” most new home builders include a one-year warranty with the purchase of their homes. A homeowner should have a comprehensive inspection done on their home before the builder’s warranty expires. The homeowner can then forward the report to their builder’s warranty department for adjustments, repairs or replacements of the homes components. This type of inspection must be completed prior to being in the home for 365 days from the day of closing. We recommend scheduling the inspection between month 8-II to give ample time for summiting any warranty claims to your builder.

Insurance Inspections

We offer 4-Point Inspections and Wind Mitigation Inspections. A Wind Mitigation Inspection is the only inspection that can significantly reduce the cost of your insurance premium. That’s because this inspection can determine whether your home has features that drastically decrease severe property loss from hurricane winds. Four- Point Inspections are typically obtained on homes older then 25 years old. It’s known as a 4-point inspection because it examines four major systems: roof, electrical, plumbing, and HVAC. Many insurance companies require this inspection before you can get or maintain home insurance coverage. It helps the insurer to understand the risks of the home they’re insuring. Insurance inspections are based off the homes components at the time of inspection. Pro Veteran Home Inspections has no control over how your insurance company will determine your insurability or possible insurance premium reductions.

4K Aerial Drone Inspections

All Pro Veteran Home Inspectors hold a Commercial UAV Pilot License with the Federal Aviation Administration and are trained/qualified to inspect your home using state of the art drone technology. This innovative inspection tool can inspect aspects of the property that can’t be seen from the ground level or a ladder. Its applications are numerous including hard to reach parts of a roof structure, aerial views of the entire property, foliage, drainage, and fencing. We capture high 4K resolution video of the property as well as still shots to look at any issues or defects that would otherwise not be properly inspected or reported. This inspection is included in all of our full inspection services at no additional cost.

Thermal Imaging Inspections

Infrared (thermal imaging) is an advanced, non-invasive technology that allows the inspector to show homeowners things about their homes that can’t be revealed using conventional inspection methods. A thermal imaging inspection can possibly reveal a number of hidden problems with the home for example water intrusion, electrical hot spots, pest infestations, and energy loss. This inspection is included in all of our full inspection services at no additional cost.
